Screen all tenants properly

While it's important for you to feel good about the person you are renting to on a personal level, it's also important that you take their past into consideration as well. Call all the references they list, verify their employment, follow through with a credit check and consider doing a complete background check if you have any doubts.

Have a gate installed

A gate that goes around the entire complex and has entrance gates for both the walkways and the driveways can help to keep people who don't belong on the property from accessing it. The gates can open with either cards or codes. If you go with cards, then make sure each adult on each lease is provided with a card. You can require a small deposit for each card to help replace any that end up lost.

Hire a security company

Hiring a security guard to patrol the complex will help to put a presence of authority out there for anyone thinking about causing trouble to see. This alone can be enough to prevent many problems. Plus, if any crimes do take place, the guard will be right there to deal with the issue quickly and professionally.

Install security cameras

Installing security cameras around the complex will scare away a lot of that criminal behavior, and it will also help you to figure out who is causing a lot of the problems around the complex. If it is a tenant, you can evict them. If it isn't, then you can inform the police and have them removed for trespassing. You will also be able to use the footage to help prosecute someone for certain crimes they have committed.
